Luxury homes
Planned gated communities west of São Paulo
Luxury homes and apartments for sale in Alphaville
Alphaville began in 1973 on some 500 hectares of the former Fazenda Tamboré, from a project by engineers Yojiro Takaoka and Renato de Albuquerque. Today it spans the municipalities of Barueri and Santana de Parnaíba, in the São Paulo Metropolitan Region, along the Castello Branco highway. It is made up of gated residential sections numbered 0 to 12, plus a business and services hub.
Next door, Tamboré grew out of land from the same former farm and follows the same model of upscale gated communities. Properties range from houses on large lots, often with signature architecture, to apartments in buildings with services. The area suits buyers who want an urban routine with the security of a gated community and more space than central São Paulo offers.
Some of the Alphaville and Tamboré subdivisions were laid out on federal land held under a long-lease arrangement (aforamento), which can mean an annual fee and a transfer charge (laudêmio) when a property is sold. Checking the title and the property’s standing with the federal property office (SPU) matters as much as assessing the house itself. The exclusive consulting service handles this review and conducts negotiations discreetly.
Frequently asked questions
Is Alphaville in Barueri or in Santana de Parnaíba?
Both. Alphaville and neighbouring Tamboré cover parts of Barueri and Santana de Parnaíba, in the São Paulo Metropolitan Region. Each residential section sits in one of the two municipalities, so the title certificate shows which city hall charges property tax, approves renovations and collects the ITBI transfer tax, and this should be checked before an offer.
What is the difference between Alphaville and Tamboré?
Both were developed on land from the former Fazenda Tamboré. Alphaville was launched in 1973 by the construction firm Albuquerque Takaoka, with residential sections numbered 0 to 12. Tamboré was developed by Tamboré S.A., linked to the families who held the land, and began launching its own gated sections in 1982, following the same model.
How far is Alphaville from central São Paulo?
Alphaville and Tamboré lie west of the city, with the Castello Branco highway as the main access; studies of the area place the developments from kilometre 21 of the highway onwards. Travel time to districts such as Itaim Bibi, Jardins or Vila Olímpia varies a great deal with the time of day, so test the commute on a normal weekday.
What should buyers check in Alphaville?
Beyond the title certificate and the usual searches on the sellers, find out whether the lot is on federal land under aforamento, which may require a certificate from the federal property office (SPU) and payment of the laudêmio transfer charge. Also check condominium and association fees, the section's regulations and whether all construction work was approved.
