Farms
Land, water and history in rural São Paulo
Farms for sale in São Paulo's Circuito das Águas
The Circuito das Águas Paulista, São Paulo’s “Water Circuit”, is a group of nine towns: Águas de Lindóia, Amparo, Holambra, Jaguariúna, Lindóia, Monte Alegre do Sul, Pedreira, Serra Negra and Socorro. Since 2005 they have worked together as an intermunicipal tourism consortium. The area lies close to the Minas Gerais state line, in hilly Atlantic Forest country, and is known both for its mineral-water spa towns and for a rural heritage of coffee-era farms and century-old manor houses.
Farms here often combine a historic main house with pasture, native forest, springs and buildings from the coffee years, such as drying yards and storage barns. Some remain working farms; others serve as a private family retreat, within comfortable reach of São Paulo and Campinas.
A historic farm calls for careful technical review: title records, boundary surveys, the Rural Environmental Registry (CAR), the legal forest reserve and, in some cases, heritage-listing restrictions. The exclusive consulting service handles the search discreetly, presents properties that are not always publicly listed, and follows the due diligence through to the signing of the deed.
Frequently asked questions
Which towns make up the Circuito das Águas Paulista?
There are nine: Águas de Lindóia, Amparo, Holambra, Jaguariúna, Lindóia, Monte Alegre do Sul, Pedreira, Serra Negra and Socorro. Since 2005 they have formed an intermunicipal consortium to develop tourism in the region. Holambra, Jaguariúna and Pedreira also belong to the Campinas Metropolitan Region, which puts them close to services and to Viracopos International Airport.
How far is the Water Circuit from São Paulo?
It depends on the town and on where you start. Holambra, Jaguariúna and Pedreira, part of the Campinas Metropolitan Region, are among the closest to the capital, while Águas de Lindóia and Lindóia are among the most distant. Because the last stretch of road differs from farm to farm, travel time is best checked for each property before a visit.
What should I check before buying a historic farm in the region?
Beyond an up-to-date title certificate, check the CCIR rural registration, proof that the ITR land tax is paid, enrolment in the CAR environmental registry, and the status of the legal reserve and of protected areas such as springs and riverbanks. For older manor houses, find out whether the building is heritage-listed, since any work on a listed property needs prior approval.
Can foreigners buy a farm in the region?
Foreign buyers face specific rules. Law 5,709/1971 limits the area of rural land that foreign individuals and foreign-controlled companies may acquire, caps the share of each municipality held by foreigners, and requires authorization from Incra, the federal land agency, above certain sizes. A Brazilian lawyer should confirm how these rules apply before any commitment is signed.
